Our concept

ERAM Real Estate is a member of Kelmendi Holdings, a Kosovar holding company whose independent operating subsidiaries span engineering, construction, energy, finance, manufacturing, real estate, agriculture, distribution, logistics and ICT. ERAM Real Estate Sh.P.K. was incorporated in June 2023 as a dedicated real-estate development platform.

Our model is grounded in three convictions: that a building is only as good as the years it serves; that returns and responsibility belong in the same sentence; and that the people who help shape a country deserve to share in the value it creates — which is why our projects are open to qualified co-investors.

Co-invest with ERAM

Courage to share value.

ERAM opens selected developments to qualified investors as fractional shareholders. You hold a real ownership stake in the project's special-purpose vehicle. Returns are paid as dividends, in proportion to your shares, as the project performs and exits.

  • i. Real ownership in audited project SPVs — not promises, not loans.
  • ii. Dividends paid pro-rata under each project's published waterfall.
  • iii. EU-grade KYC, AML and reporting standards from day one.
  • iv. Equity-only model — no debt across the €34.18M open pipeline. ERAM co-invests ~20% in every SPV (€6.74M committed across the pipeline). Minimum investment €1,000 (retail). Par value €100 per Class B share.

Every building is the work of many hands. We are assembling a network of established financial institutions, architects, engineers, contractors and service providers across Kosovo, the Balkans, and Europe — selected for quality, reliability and alignment with institutional standards.

Responsibility, by design.

Sustainability is not an annex to our business — it is a condition of being in business. ERAM Real Estate integrates environmental, social and governance considerations into every project decision from day one.

Every project follows an environmental design brief targeting energy performance materially above the local minimum, low-embodied-carbon materials where the supply chain permits, rainwater management and shading strategies adapted to the Kosovo climate, and provisions for electric-vehicle charging and bicycle parking.

Energy performance is benchmarked against EU near-zero-energy criteria where relevant. Daylight, ventilation and thermal-comfort targets are coordinated with the architectural concept. Construction-waste management is required from every general contractor.

Our buildings should be places where people are pleased to spend time. We design for accessibility, safety and the everyday rituals of residential and commercial life. Common spaces, finishes and landscape are treated as part of the product, not a cost line.

Universal-access design is coordinated with Kosovo regulations and EU good practice. Worker welfare and contractor labour conditions are monitored on site. Local supplier engagement is prioritised where quality and reliability allow.

ERAM Real Estate operates under formal governance: annual statutory audit by an independent Tier-1 firm, AML and counter-terrorist-financing controls aligned with EU standards, conflict-of-interest disclosure, and a confidential whistleblowing channel open to staff, contractors and investors.

Investor-grade reporting is published per project SPV — financials, milestones, capital movements, distributions — through the Investors Portal document vault.
