Every building is the work of many hands. We are assembling a network of established financial institutions, contractors, designers and service providers across Kosovo, the Balkans, and Europe.

Group affiliates.

ERAM Real Estate Sh.P.K. is a member of Kelmendi Holdings. In delivering our projects, we engage four Kelmendi Holdings affiliates whose specialised capabilities form the technical backbone of every development. We disclose this from day one — on this page, in each project's Information Memorandum, and in the audited financial statements of every project SPV.

Every engagement of a group affiliate is governed by the Contractors & Sub-Contractors Code: arm's-length pricing benchmarked against external offers, Investment Committee approval above threshold with conflicted directors recused, right of audit, and full disclosure to co-investors. Pricing is verified by the project SPV's independent statutory auditor and reported annually.

Design & Supervision
Architectural design, technical control, independent supervision. Engaged by ERAM project SPVs as design and supervision firm.
Contech Group Sh.P.K.
General Contractor
Lead general contractor on ERAM projects, including as leader of the construction consortium with APIS, ERAM Group and Virtual Era.

Mechanical, electrical and plumbing (MEP) installation. Engaged as a consortium member under the Contech Group-led consortium.

Consortium structure & arm's-length pricing

For construction execution on each ERAM project, the project SPV contracts directly with Contech Group Sh.P.K. as leader of a construction consortium comprising APIS, ERAM Group and Virtual Era as members. KST Institute Sh.P.K. is separately engaged as the independent design and supervision firm, with a contractually-protected reporting line distinct from the contractor consortium. All commercial terms — pricing, payment schedules, performance bonds, liquidated damages, defect liability — are benchmarked against external comparable offers at the time of engagement, approved by the Investment Committee with conflicted directors recused, and independently verified annually by the project SPV's statutory auditor. Wider partner network

Beyond the Kelmendi Holdings affiliates above, ERAM engages a wider network of specialist external partners — independent statutory auditors, custodian banks, securities and corporate counsel, EU-grade KYC/AML providers, sustainability consultants, RICS-aligned valuers, leasing agents and property managers. Named partner relationships are disclosed on a project-by-project basis in each Information Memorandum.

Architects. For every development, ERAM commits to engaging an established local architectural practice in the project's home market — selected for fluency with local context, materials, climate and regulation — together with a recognised international architectural practice where the project ambition, scale or typology warrants it. This dual-track approach combines local credibility with international design standards, and is documented in each project's Information Memorandum.

Financial

Independent statutory auditor (Tier-1), custodian and escrow bank for investor flows, project lender(s), independent property valuer (RICS-aligned).

Legal & compliance

Corporate and securities counsel in Kosovo, EU-grade KYC/AML provider for investor onboarding, data-protection adviser for GDPR alignment.

Design & engineering

Architectural practices (Kosovo and international), civil, structural and MEP engineering consultants, landscape designers, sustainability consultants.

Construction

General contractors, specialist subcontractors, materials suppliers — selected through formal tendering aligned with Kelmendi Holdings procurement practice.

Property & asset management

Property managers for completed assets, leasing agents for commercial space, residential sales and brokerage partners.

Technology

Investors Portal platform, document-vault and e-signature provider, building-management systems, smart-home integrators where relevant.
